Wayleaves, Easements and Rights of Way
The land is sold subject to and with the benefit of all existing rights, including rights of way, whether public or private, light, support, drainage, water and electricity supplies and other rights, easements, quasi-easements and all wayleaves whether referred to or not in these particulars. Access is via Mill Lane, a public highway, which then becomes privately owned. Informally, the purchasers of all lots will be required to contribute towards the maintenance of the track between the public highway and the gate. Any use that would be or become a nuisance or annoyance to neighbouring owners or occupiers of land including the Transferor.
The installation or display of any signboard that is or may become visible from the public highway.
The Property hereby transferred shall not be sold leased or otherwise disposed of except in whole as opposed to in part.
Erection of agricultural buildings is permitted, subject to any necessary consents.
Should any sale of the land, or any rights attached to it become a chargeable supply for the purposes of VAT, such tax will be payable by the purchaser in addition to the contract price.
