Property DetailsThe Land A productive block of predominantly arable land situated at Easton, Suffolk. The land consists of 9 parcels extending to 69.40ha (171.49ac), classified as a mainly Grade 2 and part Grade 3 on the Agricultural Land Classification Map of England and Wales. The soil type is primarily Beccles 1, with a belt of Burlingham 3 running along the southern edge. In addition, the tenancy will include use of the two eastern-most bays from a dutch barn for implement and commodity storage. An area of hardstanding immediately in front and to the sides of these two bays will also be included.
Cropping History This year's cropping is a combination of winter oilseed rape and winter barley. Spring barley will be drilled on the uncropped land at present. Details of cropping history available on request.
Tenure and Possession LET AGREED
The land is offered for let by informal tender on a 6 year Farm Business Tenancy (FBT). The tenancy would commence on 11 October 2020 with early entry provided to establish crops following the 2020 harvest. The rent will be payable in equal half-yearly payments in advance. A draft tenancy agreement is available for inspection.
Early Entry Prior to the commencement of the FBT and following completion of the harvest of the current growing crops, the ingoing tenant shall, if required, be entitled to take early entry of those parts of the property where the harvest has been completed and the straw either chopped or baled and removed.
Basic Payment Scheme 69.40 BPS entitlements will be let with the land, to claim on from 2021.
Rights of Way, Wayleaves, Easements Etc. The property is let subject to and with the benefit of all rights of way, wayleaves and easements that may affect the land. Any income received in respect of wayleaves on the farm will be retained by the Landlord.
