4 bedroom detached house – East Harling

Guide Price £695,000

Property Details

Location Peppers has an almost unique characteristic in its setting which combines the benefit of being in the centre of a village with the feeling of being very much in the countryside. It has views across grazing land and onto woods set down a path away from the road. Harling is set in the Brecks and considered to be one of the best served villages in the area with its market square at the centre and providing two public houses, grocers, general stores, butchers, doctors, chemist, primary school and other businesses. It has an active community and various sports facilities catering for all ages.

For those looking to the wider area, Harling is very located. The A11 is dual carriageway from Norwich (24 miles) to the A14 giving a swift route to Newmarket (30 miles) and Cambridge (45 miles). Bury St Edmunds is around 18 miles away and both the North Norfolk Coast and Heritage Coast around Southwold are around an hour away.

For the commuter, there is a mainline station at Diss just 10 miles away which is on the Norwich to London Liverpool Street line (90 minutes) and this is due to be upgraded in the next few years. Alternatively there is the Norwich to Cambridge line at Thetford around 6 miles away with connections to London Kings Cross.

This is a house which is nestled away in a village with great access to the wider world.

The Property Peppers is a delightful cottage which has been renovated by the present owners over the last 3 years with great attention to detail. This has created a fine period home with contemporary twists giving the best of both period character and modern comfort. The work has included new windows, reconditioning the roof, electrics and plumbing (including new boiler), drainage as well as complete redecoration and landscaping the grounds. This work has allowed some of the modern touches to be included such as the Control4 Smart Home System for lighting, television and sound, USB ports in a number of sockets, quality sanitary ware with Aqualisa power showers but they have also aimed to retain the period character with features such as the veined radiators, open fireplaces and stylish floor coverings. Perhaps the most impressive room is the family kitchen which has been completely refitted and includes a vast electric Aga with additional module giving 6 ovens, 2 hot plates, warming plate and LPG gas hob.

The Tea Room This was set up and developed by the current owners who have created a very popular destination point with both an indoor and outside area which is distinct from the house. The business will be transferred to a new owner with the equipment transferred at value.

If a new owner does not wish to run a tearoom business, the space could be incorporated as perhaps an annex to the house or simply as additional living space.

Outside Outside Peppers is blessed with being in probably the best location in the village, just a short walk from the shops but tucked away and having beautiful views over grazing marshes to the rear over which there are stunning evening sunsets. The cottage is set within its immediate garden of 0.276ha (0.68ac) with a right of access down the drive.
It is central to its grounds with the shingle drive and wooden walkway leading to a new cartlodge style double garage with loft above and log store to the side. The remainder of the front is laid to lawn with various flowerbeds. To the rear there are two areas of garden: the first is laid to grass and has been used as the tea room outside area, the second is divided off by post and rail fencing and has an orchard, York stone patio, greenhouse, timber garden store and an outside wc used by the tearooms (very smart!). There are various sleeper edged shingle walkways and raised flowerbeds. The garden has been created to be manageable whilst giving a great sense of space.

Directions From Diss heading west on the A1066 towards Thetford, turn right at the Fox Inn in Garboldisham and head into East Harling. Just after the butchers and opposite the Post Office turn left onto a wide pathway and Peppers is on the left down the drive.

Travelling from Norwich and coming into Harling past the English Whisky Company Distillery, continue into the centre, past the market square and both pubs, and as the road bears left, turn right onto a wide pathway. The drive to Peppers is on the right beside the thatched cottage.

Services Mains water, electricity and drainage are connected to the property. Oil fired boiler providing heating to radiators and domestic hot water. Electric and LPG gas fired Aga.
