Location Location is probably the key factor in deciding where to buy and Bretts Manor has the best of both worlds being in a very quiet unspoilt area on the edge of an 86 acre common, and yet is only 14 miles from the centre of Norwich with all that this fine cathedral city has to offer. The Property This is a very fine house Listed as Grade II which indicates a property of architectural or historical importance and Bretts Manor has both. It is one of only a handful of Wealden Houses in Norfolk and has been dated back to 1390. Of such interest, it is mentioned in Pevsners Guide, has featured in a BBC documentary and book 'House and Home, A history of the small English House', and been the subject of research by the University of East Anglia.

The fine timbering is revealed throughout the oldest part and of particular note is the dining hall which remains open to its full height and has two small service rooms leading off. The current owners have had a gentle hand on the tiller of this home but undertaken a great many improvements including significant rewiring, central heating, partial rethatching, kitchen and bathroom replacement. The house was enlarged in the 1970s with a substantial single storey rear extension. The owners have discussed the possibility of putting on a second storey with the Planning Department who were receptive to this, but they did not take matters any further.

This is both a fine example of an early hall house largely untouched but with a 'modern' extension giving greater living space.
