4 bedroom detached house – Syleham Road, Hoxne, Suffolk

Guide Price £830,000

Property Details

Location The views at Waveney Farm are quite outstanding stretching across this undulating and wooded landscape of the Waveney Valley from an elevated position. The house is some 400m back from the country lane. This is a wonderfully unspoilt area and with no near neighbours but at the same time the centre of Hoxne village is only a short drive or brisk walk away where there is a public house and village shop with amenities. For those requiring access to London, there is a mainline rail service at Diss just 5 miles away with trains to London Liverpool Street in 90 minutes. There is quite easy access onto the A143 with the market towns of Diss and Harleston both within easy reach as is the Heritage Coast around Southwold, Aldeburgh and Walberswick which is around 45 minutes away. This is a wonderful location combining the best of views with easy access to facilities.

The Property This property was built around 2006 and very much in the style of a traditional Suffolk farmhouse and designed to accommodate a dependant relative but equally would suit as perhaps a holiday let cottage or just as extended living space. The rooms are configured to make the most of the far reaching views and allow light to flood in. The hub of the house is the traditional kitchen/breakfast room with the ceiling joists exposed and a cream range of units including large pull out larder cupboards. An Aga is set into the recess, granite worktops and an island unit with integrated drinks cooler. Double doors lead out onto the sandstone patio and pond. Oak flooring has been used in many of the rooms including the three reception rooms, two of which have large fireplaces with woodburning stoves. Double doors lead from the main living room into the annexe area which has a separate staircase to its bedroom. The main house currently has four bedrooms but there is a large boarded attic designed with attic roof trusses and windows to either end, making it a relatively straight forward conversion.

Outside This is a wonderful family home but also has great potential for those seeking a business use, perhaps along the leisure and recreational side such as camping or yurts. Immediately behind the house is a sandstone patio from which to enjoy the views across the pond and grounds. Being at the top of the hill the ground falls gently away and is laid principally to grass right down to the River Waveney and this property has around 115m of river frontage which has been a great enjoyment over the years for barbecues, canoeing and occasional fishing (both fishing and shooting rights come with the property). Overall the property is set within 1.752ha (4.33ac).

Services Mains water and electricity are connected to the property. Private drainage. Oil fired boiler providing heating to radiators and underfloor heating.

Directions From Diss connecting with the A140 at the Scole roundabout and heading south towards Ipswich. At the next roundabout continue straight over and then take the first left turn onto the B1118, continuing through Lower Oakley and Hoxne. After leaving Hoxne village, turn left signposted to Syleham and in around 100m turn left again onto what appears to be an unmade road. Continue past the occasional house and Waveney Farm will be found at the end.

Agents note The adjacent range of barns with planning consent for conversion and a further 6acres of land with river frontage are also available by separate negotiation.

There is a footpath running along the northern boundary of the field. Further information is available on request.
