The Land
A single field of agricultural land with access directly onto the public highways known as Main Road and Marham Road.  The land is currently down to grass and has been grass for 5 years during which time it has been cut for hay.  Prior to that it was in arable cultivation.  At the southern end of the site is a small timber building. This can remain or be removed, and applicants are invited to express their preference with their tender. 

Method of Letting
The land is offered to let by informal tender, as a whole, for a term of 2 years commencing on 1st December 2023.  The rent will be payable annually in advance on 1st December.  A draft tenancy agreement is available from TW Gaze.  Offers should be submitted in writing (post or email) by noon on Wednesday 15th November 2023 marked ‘Land at Fincham’ for the attention of Rachael Hipperson, TW Gaze, 33 Market Street, Wymondham, Norfolk NR18 0AJ.  A tender form has been produced for your ease. 

Schemes
No BPS entitlements will be let with the land. The land is not within any stewardship or environmental schemes. The landlord will cooperate with applicants wishing to enter into an SFI or stewardship scheme. 

Outgoings
As provided for in the FBT the successful applicant will be expected to pay annual drainage rates.  A schedule of condition will be made to record the condition of the holding at the start of the tenancy. 

Rights of Way, Wayleaves & Easements
The property is let subject to and with the benefit of all rights of way, wayleaves and easements that may affect the land. Any income received in respect of wayleaves on the farm will be retained by the Landlord.
