4 bedroom detached house – Mellis, SuffolkGuide Price £750,000
Location Mellis is a popular north Suffolk village with the houses spread around the area of one of Suffolk's largest Commons. Within the village there is a primary school, public house and church with wider amenities available in the small town of Eye, just 2 miles away, including schooling to sixth form level at highly regarded Hartismere High School. Around 6 miles away and just over the border into Norfolk is the larger market town of Diss, offering local and national shopping, a wide range of social and sporting facilities including an 18 hole golf course. There is a mainline train station at Diss providing regular commuter services to Norwich and London Liverpool Street, a journey to London scheduled to take around 90 minutes. Mellis is well placed for access to the A140 connecting Norwich (27 miles) and Ipswich (21 miles).
The Property The Glebe is a superb example of a well preserved timber framed property with an abundance of period features and character and is particularly remarkable because of its exceptional 20ft width. The thatched and rendered building consists of two mid-17th century phases and 21st century additions include the conservatory, ensuite shower room to the master bedroom and most recently a generous utility room with cloakroom. The accommodation is well laid out and the kitchen, the hub of any home, has an easy relaxed feel and features a Rayburn stove. Shaker style cupboards with granite worktops run along one wall with inset Butler sink and integrated dishwasher and there space for a large kitchen table and dressers and further storage is available in the utility room which again features a Butler sink and has space for a washing machine and tumble dryer. Leading off the kitchen is a passage which serves both the dining room and sitting room, both with large inglenook fireplaces and woodburning stoves inset. The conservatory is accessed from the sitting room and enjoys a southerly aspect and fine views of the gardens. On the first floor a landing gives access to all four bedrooms (one ensuite) and a family bathroom and airing cupboard. Wide floorboards give a good indication of the quality of the house and fine views of the grounds can be enjoyed from all the bedrooms.
Outside The Glebe is completely hidden from view and is accessed over the common via a gravelled driveway which winds its way up to a double garage with power and lighting. At right angles to the garage is a field gate giving access to the orchard. Behind the garage stands a timber frame barn with shower room and this room has been much enjoyed as a party/tv room for teenagers yet offers up plenty of scope for those looking for an annexe, home office or studio. The grounds are a true delight, being long established, featuring attractive formal gardens with knot topiary, mature trees and deep shrub borders as well as more informal areas. In the front garden stand two lime trees and there is a pond to the front boundary as well as a pond in the rear garden which separates the formal garden from an area of woodland. Within the grounds is a vegetable garden with greenhouse, vegetable beds and a knot garden. Hedging separates this area from the orchard behind which has been planted by the current owners. Overall the gardens extend to around 2.35 acres STS
Services Mains water and electricity are connected to the property. Private drainage. Oil fired central heating. Storage heaters to Annexe.
Directions From Diss proceed west on the A143 towards Bury St Edmunds. At Wortham turn left signposted Mellis and proceed into the village and over the railway crossing. Take the left hand turn signed Thrandeston and the driveway to The Glebe will be found on the right hand side.
