Guide Price £650,000

Property Details

Location This Grade 11 Listed property is set in a delightful position some 450m down a track which serves just the farmer and one other cottage. This is a place where you can get away from it all but at the same time be close enough to the wider world to not be isolated. Forncett St Peter is a small South Norfolk Village around 4 miles west of the A140 and the town of Long Stratton which has amenities including a supermarket, cluster of shops and a leisure centre. The market towns of Wymondham and Attleborough are within 8 and 10 miles respectively and both have train stations on the Norwich to Cambridge line with connections to London Kings Cross, and Diss is around 12 miles to the south with rail connections direct into London Liverpool Street.

The centre of the fine city of Norwich is just under 14 miles away and offers many high street department stores, cultural and leisure facilities, a number of sought after schools and colleges as well as many restaurants, shops, supermarkets and services and a main line railway station serving London Liverpool Street and Cambridge. Norwich also offers an international airport.

The Property Orchard Cottage is a Grade 11 listed property which displays much of its original character including the large open fireplaces and exposed wall and ceiling timbers but what makes this such a fascinating property is the extension which has been designed to look like an attached barn but internally it has a very contemporary feel with a large and bright open plan kitchen/living room with tall windows reminiscent of a barn door opening. The sitting area is vaulted adding a sense of space and height. The kitchen area is very well equipped and local materials were used to create this stunning space including local pamment tiles, the solid oak units and a large island unit which has been a 'hub' for entertaining. The first floor area of the new part was given over to creating a master suite with a large dressing area and en-suite bathroom plus a balcony overlooking the adjacent grazing meadows. The traditional part of the cottage is as one would expect with smaller cosier rooms, exposed timbers and a more intimate feeling, however the first floor also has a more modern feel to it with 2 shower rooms having been incorporated. Overall this house has a wonderful blend of old and new.

Outside One of the beauties of Orchard Cottage is its position and another is its grounds which extend to just over 2 acres. The cottage is at the far end of a track and this opens into the large shingled parking area in front of the house. To the rear is the more formal area with box hedge parterre giving structure together with various trees, areas of lawn and steps leading down to the stream. A rear gate gives access onto a footpath leading to the church in the village. To the front of the house is a workshop and beyond are areas of garden which is less formal providing a vegetable area, orchard and pond. The grounds are a haven for wildlife and provide a delightful walk.

Agents Note The adjacent paddock has been rented by the owners in the past for pony grazing and this arrangement may be possible for future owners.

Services Mains water and electricity are connected to the property. Private drainage. Oil fired boiler providing heating to radiators.

Directions From Diss into Forncett End and turn right at the Jolly Farmers pub and head towards Long Stratton and the Forncett villages. Carry on down the hill into the village of Forncett St Peter following signs for Long Stratton. Upon reaching the bottom of the hill take a right hand turn and when you come to the village sign take a right onto Aslacton Road. Travel down Aslacton Road for 600 yards and take the next turning on your left into Wash Lane. Proceed through the ford and the track for the property is located just after on your left hand side. Make the turn into the track, going past the For Sale Board and follow till the very end where you will find the property on your left hand side.
