Property DetailsLocation The pretty and peaceful village of Brockdish lies approximately 7 miles to the east of the Norfolk/Suffolk border town of Diss and has a pub and village hall with an active community. Further amenities are available at Diss which offers an excellent range of local and national shopping, various sporting and social amenities including rugby, football and cricket clubs along with an 18 hole golf course and driving range. In addition, the town has a mainline railway station on the Norwich to London Liverpool Street line with trains arriving in London in around 90 minutes. Local schools include Scole Primary school and secondary schooling is available at Archbishop Sancroft CE High School in Harleston and Diss High School which has a sixth form department. Road access to and from Harleston and Diss is excellent with Norwich and Ipswich 25 miles away via the A140. Bury St Edmunds lies around 20 miles to the south west via the A143, connecting to the A14, whilst the A11 is 16 miles to the west leading to Newmarket, Cambridge and London.
The Property This period cottage lies in the Conservation Area of the village and given its character it is surprising to not be Listed. The earliest part is timber framed and probably dates from 17th or 18th Century whilst the rear extension is probably 100 years or so later and is painted brick. The property has good levels of natural light and the painted timbers and light walls add to the overall feeling of a bright and spacious cottage. Other features include the fireplaces on both ground and first floor, a number of original doors and some areas with pamment tiles beneath the carpet. The kitchen is plenty large enough for a country table and has French doors out to the Courtyard style garden. The first floor provides three bedrooms each capable of being a double, and the bathroom which has a white suite. A steep stair leads up to the attic bedroom with its sloped ceilings and gable end window.
Outside Whilst not a large garden, there is ample room to enjoy and it is quite private being set on two levels with an upper decked area and close boarded fence boundaries. This area of garden measures around 24ft deep by 16ft wide. In addition the cottage has an area of off-road parking for one car on the opposite side of the shared driveway.
Services Mains water, electricity, gas and drainage are connected. Gas fired boiler providing heating to radiators and domestic hot water.
Directions From Diss head towards Harleston on the A143 and take the right turn signposted Brockdish. Continue through the village and the property will be found on the left hand side before the Kings Head public house.
