Guide Price £595,000

Property Details

Location Reading Green is a hamlet on the outskirts of the popular and historic village of Hoxne, considered to be one of the prettiest villages along the Waveney Valley and with a strong community spirit. The village is well supported by a shop, pub, school and village hall and wider amenities are available around 5 miles away at Eye which boasts an excellent secondary school and Diss (6 miles) where there are three major supermarkets and a mainline railway station on the Norwich to London Liverpool Street line. The property lies outside the hamlet along with just three other properties and enjoys a rural location.

The Property White House Farm has undergone a complete restoration over the past 15 years in accordance with Listed Building consents. It exhibits as the quintessential English thatched house and, as such, has much to offer in terms of feature and character. A new ridge was added to the reed thatched roof approximately 8 years ago and the roof overall should last another 30 years or so if well maintained. There are two staircases in the house giving access to the three first floor bedrooms and bathroom and there is also a bathroom on the ground floor. The galleried bedroom is access off the hallway which also serves as a study area. There are inglenook fireplaces to the sitting room and kitchen, the latter featuring an old bread oven and an Aga. This room is sympathetically dressed with free standing furniture and there is the benefit of an auxiliary kitchen which houses a freestanding cooker, ceramic hob and has space for a fridge freezer and dishwasher.

The sitting room enjoys a double aspect taking in views over the wonderful front and rear gardens and features a wood burning stove. A store room to the rear elevation houses a new boiler and currently serves as a utility/store room and has power, lighting and water connected. This room offers up scope for conversion into further living accommodation subject to planning consent.

Outside A five bar gate opens onto a gravelled driveway which leads up to a parking area for at least four vehicles. A further gate gives access to the rear garden with a path leading up to the entrance door. The gardens are well established and sectioned into areas. There is an orchard, a meadow with children's den, a formal garden which features a shepherd's hut with power and lighting connected, a gazebo and children's gypsy caravan. To the east aspect is a pretty picket fenced area of garden with rose arbour and to the front garden which is bordered with high hedging there is another area of garden with raised beds and summerhouse to the side. All in all, the grounds extend to 2.25 acres (0.910ha).

Services Mains water and electricity are connected to the property. Oil fired central heating. Private drainage.

Directions From Diss head east on the A143 towards Great Yarmouth. At Billingford turn right and at the T-junction turn left towards the village of Hoxne.
