Transport links in Norwich are excellent with a mainline rail service to London Liverpool Street, and to the north of the city is an international airport.
The Property West Farm is a fine early 17th century Grade II Listed timber framed house, with later additions and alterations which have allowed the light to flood in. The most recent addition by the present owners is the oak garden room to the rear, together with an overall updating of fixtures, fittings and décor to create a very stylish family home. The quality of the house is clearly seen by the timber work on display particularly in the drawing room which is very closely studded, and this quality continues throughout much of the house including the attic bedrooms which display arched corner braces.
The layout works very well with bright and spacious rooms, a generous ceiling height throughout, and a good natural flow. Additionally there is scope to create a self contained annex should a new owner so desire.
Outside West Farm is set within 1.739ha (4.29ac) of gardens paddocks and yard areas. It is approached from the south, over a tarmac driveway sweeping through a pair of five bar wooden gates, past the railed paddock and pond and up to the front of the house.
The delightful gardens are in two main areas, with an expanse of lawn to the south and southwest of the house, with herbaceous borders and interspersed with mature shrubs and trees. There is also a terrace area adjoining the conservatory. To the north of the house is a substantial area laid to lawn, outdoor pool, post and railed boundary and ground mounted Solar PV.
The Outbuildings To the side and rear of the house are traditional farm outbuildings. The main barn (approx. 65ft by 18ft 6) is timber framed and two storey in height with a recently reclad roof. Attached to one end is a lean-to log store. The brick and pantiled range (approx. 80ft by 12ft 6) is divided into various stores and a workshop area. In addition there is an open front 4 bay cartlodge barn (approx 36ft by 10ft) used for hay storage and a separate detached store barn (approx. 23ft by 11ft 6). Within the paddocks are two stable ranges.
There is plenty of parking for large vehicles on the area of hardstanding or alternatively this could be re-laid as a further paddock.
