Directions:  From Wymondham take B1113 Wymondham Road towards Wicklewood.  On reaching the B1108 Station Road T-junction take a right towards Norwich and then after 200 yards take a left onto the B1135 Dereham Road towards  Garvestone.  On passing through Garvestone continue along the B1135 through Whinburgh until reaching the T-junction in the centre of Yaxham.  The property can be found immediately  on the right hand side approached via a gravel driveway.

Rent: The rent, exclusive of all outgoings and Council Tax will be £850 per calendar month, payable monthly in advance by standing order.  All further outgoings will be the          responsibility of the Tenant.


Deposit: A deposit of five weeks rent will be payable to the Agent on signing the tenancy agreement.  This will be held in a government approved deposit protection scheme by either the Landlord or the Agent.


Inventory and Schedule of Condition: A full Inventory and  Schedule of Condition will be taken before the start of the   tenancy and agreed with the Tenant at check in.  The cost of this will be split  equally between Landlord and Tenant.


Application:  Each tenant must complete an application form which will be used to carry out a credit check.  To ensure you do not forfeit any application fee please to ensure you inform us in advance of any bankruptcy, IVAs or other financial      information which may effect your credit history.


Tenancy Agreement:  A draft copy of the tenancy agreement will be available for inspection at the Agent’s office.  When offered the tenancy, the applicant will be required to pay an administration fee of £200 inclusive of  VAT for the first applicant and additional applicants aged 18 and over will be charged £50 each.  Fees will not be refunded if the applicant/s withdraw before the start of the Tenancy Agreement.


Restrictions: Smokers will not be considered.


Pets: One dog may be considered.
