Location Langmere is a scattered rural parish rather than a village, away from busy main roads and an area where new building is unlikely to be permitted. The barn is in peaceful rural surroundings with good views and just one nearby neighbour being the original farmhouse, but convenient for the facilities that Dickleburgh village has to offer around 1½ miles away. These include a shop, school, church and public house. The market town of Diss lies around 6 miles to the south west and is a thriving market town with a mainline rail station on the Norwich to London Liverpool Street line with regular trains to London in around 90 minutes. The house is also convenient for the Norwich/Ipswich road (A140) which is around 1½ miles away. This house comfortably combines the rural idyll with good access to facilities.
The Property The Old Potting Shed is a stylish conversion combining the essence of barn living but without the vaulted ceilings which waste space and heat. The main living area has been kept open plan and has great views across the pond and down the length of the garden. The living area has a wood burning stove and the room is partially divided by the elegant spiral stairs beyond which is the dining area and the kitchen. The kitchen is contemporary in style with oak units, black worktops and black tiling all set off with crisp lighting. The breakfast area works well and incorporates some exposed brickwork combining the modern and traditional feel. Fitted appliances are all Siemens and include fridge, freezer, dishwasher, double oven and hob with extractor over. Further space is within the laundry room beside which is a wet room shower and the study which was originally designed as a ground floor bedroom.
The first floor has two double bedrooms both with en-suites and plenty of storage space. The master room has views over the pond, garden and surrounding countryside.
Outside This property is set within 0.785ha (1.94ac) of garden and paddocks. The immediate garden is lawned with a large pond and a summerhouse/office to rest and enjoy the views, or perhaps do a little work! There is a smaller walled area reminiscent of a Mediterranean garden. Beyond the immediate area there is a paddock with hedge boundaries and a fenced area used as a large vegetable garden with polytunnel, greenhouse and shed.
Other buildings in this area include, two workshops, a further shed and a 3 bay cart shed - ideal for the ride-on tractors! At the far end an orchard has been created.
Services Mains water and electricity are connected to the property. Private drainage. Oil fired boiler providing underfloor heating downstairs and radiators on the first floor. Please note that the services/appliances/central heating and heating system/plumbing and electrical installations have not been tested by the selling agents and the purchasers must satisfy themselves as to the condition and warranty of these items.
Directions From Diss connecting with the A140 at the Scole roundabout and heading north towards Norwich. At the next roundabout take the third exit heading into Dickleburgh. In the village, before reaching the church, turn right into Harvey Lane and in 1¼ miles in the middle of the pretty rural Langmere Green turn left by a barn onto Lakes Road. The Old Potting Shed is on the right hand side.
