Location Doles Farm is set on the outskirts of Needham and Rushall amidst rolling countryside and enjoys an enviable hidden location accessed along a long track. The nearby Victorian town of Harleston offers an excellent range of shops and amenities and the larger market town of Diss with its mainline rail link to London Liverpool Street offers a wider range of amenities, including an 18 golf course, three national brand supermarkets and our very own auction house which holds weekly auctions. The beautiful Suffolk Heritage Coast is around 30 miles away.
The Property Doles Farm started off as a small clay lump cottage which was significantly extended some 30 years ago by the vendors who are builders by trade and carried out the work and built to a high specification. A great deal of thought went into the design and features include splayed window reveals, pitched pine ceiling beams and floorboards, wood block flooring, pamments and where possible the vendors have used reclaimed materials. The layout is conducive to family living and offers a large farmhouse style Aga kitchen, a pantry and a ground floor wet room along with an office/study, a superb sitting room with large inglenook style fireplace and a wonderful garden room/dining room which takes in views over the gardens. A welcome bonus is the large cellar which could be converted into a games or tv/cinema room. On the first floor are three bedrooms, a family bathroom and a stunning master bedroom with large en-suite bathroom.
Outside The driveway to Doles Farm runs between two fields up to a parking area to the side of the house. The formal areas of garden to the east and south aspects are laid to lawn and a large number of trees provide shelter and privacy to the borders. To the west aspect lies an informal garden with large pond and this area was designed to promote wildlife. To the north west lies a fenced paddock, again bordered with trees. To the rear of the house is a car port which connects the double garage (5.7m x 5.3m) to the house. To the rear of the garage lies a large tractor shed (9m x 5.3m) with loft space above. Behind this lies a fenced area with fruit trees. Overall the house is set in 3.25 acres (1.325ha).
