Location Middle Harling is a small hamlet just out of East Harling with fields to the rear and the large area of Thetford Forest just a short walk down the road which provides numerous walks and cycleways. East Harling is one of the areas best served villages providing all daily needs including a grocers, hardware store, butchers, chemist, doctors, two public houses, schooling and a great many social clubs including a large sports field. The area has risen in popularity in recent years with the improvements to the A11 which provides a swift route to Norwich around 25 miles away and, with the dual carriageway all the way to the A14, there is an easy commute to Newmarket and Cambridge. The fine old city of Bury St Edmunds is only 15 miles or so away and for the commuter to London there are train stations at Diss (London Liverpool Street line) and Thetford (Cambridge line with transfers to London Kings Cross). This is an attractive rural area with great access to wider facilities.
The Property Middle Farm is a fine house with its elegant redbrick walls and is Listed as Grade II. It is understood to have been built in the late 18th Century and believed to have originally been a hunting lodge and had a third floor but this has long since gone. The house has rooms which are large and bright with good ceiling height throughout giving it a sense of space and grandeur. The current owners have undertaken a number of improvements during their time here but there is still scope for a new owner to make their mark should they wish, perhaps incorporating the attic space as additional bedrooms or a suite (subject to the usual planning consents being obtained).
The Annex The annex is certainly well cared for and is all on the ground floor and includes one of the main reception rooms of the house. This could be reconfigured as the connecting doors are still in situ, and still be left with a smaller annex. Ideal as additional accommodation or a separate letting unit.
Outside The property is set within 0.342ha (0.85ac) and is set back from the road with a shingle drive sweeping up to the house and annex. There is lawned garden and mature trees at the front with various flower beds. The rear garden of the house is divided from the annex by a mature hedge and gives privacy to the part walled rear garden where there is a large sandstone patio. An arched gateway leads to the side garden and round to the side door. To the front is a timber framed period barn used for general storage but perhaps has greater potential should a new owner desire.
Services Mains water and electricity are connected to the property. Private drainage. Oil fired boilers providing separate heating systems to the house and annex. Please note that the services/appliances/central heating and heating system/plumbing and electrical installations have not been tested by the selling agents and the purchasers must satisfy themselves as to the condition and warranty of these items.
Directions From Diss heading west on the A1066 towards Thetford. In Garboldisham beside the Fox Inn, turn right and follow the road into East Harling. Continue through the village centre past the memorial green and just after the fire station turn left into West Harling Road. Continue into Middle Harling and the house is on the right after the equestrian livery yard.
