Location The old adage of 'Location Location Location' springs to mind when looking at this property. It is nestled on the edge of a wood with uninterrupted views across a gently sloping landscape of farmland and woods. The nearest other property is over 600m away and Wood Cottage enjoys peaceful isolation. At the same time the cottage is quite easily accessible and within easy driving distance of 'civilisation'. The nearby villages of Botesdale and Rickinghall provide excellent day-to-day amenities. For the commuter, the bustling market town of Diss with its mainline rail station is just 6 miles away with a journey to London Liverpool Street of 90 minutes. The fine old town of Bury St Edmunds is 14 miles and the coast around Southwold and Aldeburgh around 36 miles.
This property combines a superb and private position with good access to amenities.
The Property The current owners bought this cottage around 20 years ago and set about its restoration in a way that both preserved its character and enhanced its setting. It has been looked after well and the quality of the workmanship is clear from walking through the door. It dates from around 1868 and given the extent of ground and its position there is room to extend (subject to planning). The living room has a magnificent bay window created in oak, and maple strip flooring which runs through to the kitchen where there is a Rayburn wood fire range for both cooking and hot water and to supplement the oil fired heating. The study has custom built fitted bookcases and stairs. The stairs are of particular note with the treads concealing storage drawers.
The main bedroom on the first floor has the upper half of the oak bay window allowing light to flood in and giving views across the fields. The second 'occasional bedroom' has once again been cleverly designed with fitted bookcases and a folding stair banister for ease of access. The bathroom is large with a three piece white suite and built in storage.
The Studio This sits just to the west of the house and provides and additional guest bedroom with cloakroom. Previously it has been used as a painter's studio and would be ideal for those looking to work from home or for a teenager's bedsit.
Outside The cottage sits within 0.338ha (0.84ac) which is principally laid to grass running into woodland to the rear where there is a treehouse. The grounds have a very natural feel as there are no fenced boundaries which gives the sense of being within a much larger area. Good storage is provided in the open fronted timber cart lodge which has a secure area at one end, and also within the store room which is behind and attached to the studio.
Services Mains water and electricity are connected to the property. Private drainage. Oil fired boiler providing heating to radiators. Please note that the services/appliances/central heating and heating system/plumbing and electrical installations have not been tested by the selling agents and the purchasers must satisfy themselves as to the condition and warranty of these items. A BT land line provides telephone and internet access.
Directions From Diss heading south on the A143 towards Bury St Edmunds.
