Building Surveying

Buying a house is likely to be one of the most expensive purchases you will ever make and it is important that you know as much as possible about a property before you enter into a contract. Having a survey carried out could save you thousands of pounds in repair bills, or enable you to re-negotiate the sale price to reflect the cost of necessary repairs.

There are two types of survey that TW Gaze can offer you, a RICS Homebuyers Survey and Valuation (HSV) and a Building Survey and Valuation.

RICS Homebuyer Survey and Valuation

This is a concise report and valuation set out in an easy to read standard format set out by the RICS. The survey will focus on urgent and significant matters requiring attention and is most suitable for recent small and medium sized houses, but can be suitable for older properties if they are not too large. Providing there are no difficulties in obtaining access, reports can normally be prepared within seven days of our receiving instructions. The report includes comments upon services where possible but specialists are not commissioned to examine plumbing, drains or electrical installations.

TW Gaze Building Survey and Valuation

This form of report is popular with prospective purchasers of older and often larger properties where an individually tailored report is required. It gives more scope for reporting on buildings of timber-framed, clay lump, brick or flint construction. Like the RICS report, it includes a valuation. A Building Survey provides a good general opinion of the quality and condition of the house, highlighting both major and minor problems and the possibility of excessive maintenance costs. Tests of individual services can be arranged direct with local specialist firms.

In each of the survey reports, we will provide you with an estimate of a reasonable price for the property, considering its age, condition, situation and the current market conditions.
